Searching for your Dream Home
As buyer’s broker (also known as “selling broker”) we at Provincial RE are tasked with helping you find the home/investment that is right for you, the buyer.  It is our job to answer all questions you may have during the process to ensure you are comfortable and know exactly what you are getting into.  Based on criteria you establish, we will commence a search in the current inventory of housing.  We will guide you throughout the process and give information on neighborhoods and of course, the house itself.  Provincial RE will diligently network within any specific neighborhood in order to inform you the moment a new house fits your criteria comes on the market or when a home you might like drops its price.  We will schedule appointments for houses that meet your criteria.

 

Here are some questions to start the mental process on defining the home you want:

Making an Offer
After selecting a home the next step is to make an offer - Provincial RE will help you think clearly and objectively to determine the right price to offer.  We will assist you determine the right price based on many factors, including: the condition of the home; demand for similar-type homes; length on the market; location; and maybe most importantly, how much you want it. 

 

There are ways to sweeten your offer, for instance, having a mortgage pre-approval letter and flexibility on closing/settlement.  Provincial RE experienced professionals will negotiate on your behalf with your interest on the forefront of our discussion with the Listing Agent.

 

After determining an offer price we will submit the offer to the Listing Agent.  Including a deposit is customary and shows the seller that you are serious.  If your offer is accepted the deposit is placed in a trust account.  If the offer is not accepted the deposit is returned to you.  The seller may make a counteroffer, which you may agree to, or you can counter back.  Once terms are agreed upon then an agreement of sale is drawn up to formalize the arrangement. 

 

The final contract will encompass all the items included in the sale from the appliances to the window treatments and everything in between as the parties agree.  Some contract terms to note are clauses that require an additional deposit and mortgage contingencies, if you are not a cash buyer. 

 

Life After the Offer
The plot thickens after the offer is submitted and an agreement of sale is formalized.  Home inspections, mortgage financing, title insurance and home insurance are some of the next items to address and we will guide you through this stage as well.  The home inspection will allow you to get a more in-depth look at the systems, roof, and overall shape of the house with a licensed home inspector.  If there are items that need to be addressed we will contact the Seller and determine the best course of action to remedy the issues if necessary to you.

 

Final Walk Through
Approximately 24 hours before closing, we will schedule a final “walk through” to give you a last opportunity to ensure you are purchasing the home in the condition you expect per the contract agreed upon.  If there is a problem, we will notify the Selling Agent of any deficiencies and the parties can decide on course of action.

 

Closing
At the closing you will sign many documents, including the mortgage.  The seller will be paid and you will receive the title or deed and the keys to your new home!
